Light Farms was developed by Republic Property Group with a vision of creating more than just another subdivision. Construction began in 2012, and the first residents moved into the neighborhood in 2013. Today the community encompasses approximately 1,070 acres and is planned for roughly 3,000 homes, making it one of the largest and most recognizable master-planned communities in Celina.

Depending on the section, builder, lot size, upgrades, and location, home prices generally range from the upper $400,000s to well over $1 million. Buyers can choose from cozy single-story homes, larger family homes, executive-style properties, and luxury residences with premium finishes.
Another reason Light Farms remains popular is the outstanding selection of respected builders that have participated throughout the community's development. Builders have included Highland Homes, American Legend Homes, Drees Custom Homes, Shaddock Homes, Tradition Homes, Trophy Signature Homes, M/I Homes, K. Hovnanian Homes, and Newport Homebuilders. Builder availability changes as new phases are released, but buyers continue to have excellent choices between both new construction and resale homes.
Amenities are where Light Farms truly separates itself from many other communities. Rather than simply offering a neighborhood pool, Light Farms has been designed around an active outdoor lifestyle. Residents enjoy five resort-style swimming pools, more than 13 miles of hiking and biking trails, approximately 240 acres of green space, and the impressive 90-acre Constellation Park. The community also features an 11-acre sandy beach lake, multiple playgrounds, dog parks, tennis courts, pickleball courts, basketball courts, sand volleyball courts, bocce courts, a fitness center, a campground, numerous pocket parks, and an extensive trail system connecting neighborhoods throughout the development.
One unique feature many buyers appreciate is the community's emphasis on bringing neighbors together. Light Farms hosts more than 200 organized resident events each year, including outdoor concerts, movie nights, seasonal festivals, farmers markets, holiday celebrations, fitness events, wine tastings, and numerous family-friendly activities. This social atmosphere has helped create a genuine sense of community that many buyers specifically seek when relocating to Celina.
The community also includes on-site gathering spaces such as The Barn Yard, neighborhood green spaces, a café, market, kitchen, and other community gathering areas that encourage residents to spend time together. Combined with bike-friendly streets and beautifully maintained common areas, Light Farms offers a lifestyle that extends well beyond the home itself.
Schools are another major reason many families choose Light Farms. Most homes are zoned to the highly regarded Prosper Independent School District, while portions of the Sweetwater section are served by Celina ISD. Schools associated with the community include Light Farms Elementary, Boyer Elementary, and Light Farms Montessori. The developer worked closely with Prosper ISD by donating land and supporting the construction of neighborhood schools, making it possible for many students to attend school within or very near the community.
When discussing ownership costs, it's important to understand both HOA dues and MUD taxes. HOA dues vary depending on lot size and neighborhood section, with most homes falling within monthly dues that include front-yard lawn maintenance, community landscaping, access to pools, parks, fitness facilities, trails, amenity centers, and resident events. Sweetwater sections typically have somewhat higher HOA dues because of their expanded amenity offerings.
Light Farms is also served by a Municipal Utility District (MUD), which helps finance infrastructure such as roads, water, sewer, drainage, and community improvements. While MUD taxes are an important consideration for buyers, many residents feel the exceptional amenities, landscaping, recreational facilities, and overall community experience provide outstanding value.
From a real estate perspective, one of the strongest aspects of Light Farms is its consistent buyer demand. The combination of excellent schools, resort-style amenities, beautiful landscaping, convenient location, active social calendar, and quality home builders has helped make Light Farms one of the most sought-after communities in the Celina real estate market. Of course, every neighborhood has considerations that buyers should evaluate. HOA dues are generally higher than traditional neighborhoods because of the extensive amenities and services provided. Buyers who commute into Dallas should consider drive times during peak traffic hours, although continued expansion of transportation infrastructure throughout Collin and Denton counties continues to improve regional access.
